How do we rate a property?
We rate all our hotels, resorts, and lodges using our own bespoke grading system. We'll only invite a property into our collection once it's been assessed by one of our specialists. If it doesn't impress us, it doesn't make the cut.
From the quality of the food served in the restaurant to the amenities offered in each bedroom, we carefully rate each property to make sure it meets our high expectations.

Why Travel With Kiwi Collection
About This Hotel
Amid the natural splendor of Queenstown, Hulbert House stands as a beautifully restored Victorian villa dating all the way back to 1888.
Hulbert House charts its origins to a swashbuckling time in Queenstown’s past, when prospectors arrived from Australia with tales of a gold rush on the nearby Tuapeka and Waipori fields. At this time, Queenstown was a loose connection of farms and hotels, with a high country farm standing in the location of the current town center in 1860. Remnants of this time can be found in the city’s penchant for street names from the gold mining era, as well as beautiful period architecture like Hulbert House.
The villa in its current form bears the hallmarks of a lavish restoration helmed by award winning designer Neil McLachlan. No expense was spared during the renovations, with historic photographs of Queenstown’s Gold Rush and authentic Victorian touches throughout. Just six guest accommodations are contained within, and each is individually designed with a stunning view over Lake Wakatipu or Skyline Hill.
Though there’s no restaurant at Hulbert House, there’s still some culinary delight to pore over. Breakfast is served in the classic dining room and kitchen area, consisting of home-grown kitchen garden produce, baked treats and free-range eggs. Hulbert House staff are happy to recommend one of the fine local restaurants for dinner reservations.
